The Housing Act (HHSRS) makes it an implied term of every tenancy that the landlord will keep in repair and proper working order the installations in the dwelling-house for the supply of water, gas and electricity, as well as sanitation, space heating and water heating. The Landlords and Tenants Act 1985 requires that the electrical installation in a rented property is safe when a tenancy begins and maintained in a safe condition throughout the tenancy.

Landlords of rented accommodation must comply with current safety regulations before a safety certificate can be issued prior to tenant occupancy and must have annual inspections thereafter.

Logic's industry accredited engineers (HETAS, OFTEC, NICEIC and Gas Safe registered) can take care of the necessary safety inspections for solid fuel, oil, electric and LPG and natural gas systems including cookers.

For safe and efficient operation, manufacturers recommend annual inspections for all types of systems for due dilligence. Gas and electrical systems require inspections as follows:

Gas Inspections

  • G1 Gas Safety Inspection (up to 3 appliances) CP12 form / CD11 for Oil
  • G2 Additional Appliances
  • G3 Gas Fire Service
  • G5 Boiler Service

This involves:

  • Checking full system (including appliance) for gas tightness
  • Checking standing and working pressures
  • Checking burner pressures/gas rates against manufacturer’s data plates
  • Checking for satisfactory provision of all necessary ventilation
  • Testing flue-flows to ensure removal of products of combustion
  • Checking satisfactory operation of all flame failure devices
  • Checking for physical stability, presence and effectiveness of stability brackets
  • Investigating any evidence of unsafe operation and report it appropriately

Electrical Inspections

  • E1 Electric Periodic Inspection (NICEIC form completed by qualified electrician) PAT testing up to 6 appliances (Section 1 of Enhanced form)
  • E2 Enhanced Electrical and Appliance Inspection PAT testing up to 6 appliances, Checking for safety of accessible sockets, Functional test of lights (Section 1, 2 & 3 of Enhanced form)
  • E3 Change of Occupancy - Enhanced Electrical Inspection
  • E4 Additional Electrical Appliances
